The Federal Financial Institutions Examination Council (FFIEC) publishes census, income, and geographic data each year to support Home Mortgage Disclosure Act (HMDA) and Community Reinvestment Act (CRA) reporting. Banks, credit unions, and mortgage lenders use this data to show regulators where they lend and who they serve.
The most widely used field is the tract income level indicator. It compares each Census tract's median family income to the median family income of its surrounding metro area (MSA/MD) and assigns one of four categories:
Low: below 50 percent of the area median family income
Moderate: 50 percent to less than 80 percent
Middle: 80 percent to less than 120 percent
Upper: 120 percent or more

Choose the Census Year That Matches Your Filing
Census tract boundaries change over time, and your codes need to match the boundaries in effect for your reporting year. Geocodio provides Census boundaries for every year back to 2010, plus 2000, and you select the year when you upload a spreadsheet or call the API.
One detail worth knowing: the FFIEC's flat file year rarely matches the Census boundary year. The 2025 FFIEC data release uses 2024 Census boundaries, so check the FFIEC data guide when matching historical data.
